These restrictions come directly from the board data agreements. Breaching them can cost this site its access to listing data entirely, so we enforce them:

• Do not scrape, crawl, harvest, spider, or bulk-download listing data, images, or any other content from this site, by any automated or manual means.
• Do not copy, redistribute, resell, republish, or create a derivative database from any listing content you find here.
• Do not attempt to circumvent, disable, or defeat any access control, rate limit, registration requirement, or other security measure on this site.
• Do not use this site to send unsolicited commercial messages, or to collect contact details of other users or of listing agents.
• Do not misrepresent who you are when registering, or register on behalf of someone who has not asked you to.

We monitor for automated access and will block it. Where a breach affects licensed data, we are obliged to report it to the board.

Listing data is supplied to us by the board and is refreshed on a schedule. It is believed to be reliable but is not guaranteed, and it can be out of date, incomplete, or withdrawn without notice. Measurements, taxes, fees, room counts, and school or transit information are provided as received and should be independently verified.

Any estimate of value, rent, yield, or market trend shown anywhere on this site is generated from historical data. It is an automated estimate for general information only. It is not an appraisal, not a professional opinion of value, and it must not be relied on for a purchase, sale, financing, or investment decision.

Nothing on this site is an offer to buy or sell property, and nothing here is legal, tax, financial, mortgage, or investment advice. Properties shown may already be under contract or no longer available.

This site is not intended to solicit buyers or sellers who are already under a written representation agreement with another brokerage.

Browsing this site, saving a favourite, or submitting an enquiry does not by itself create an agency or client relationship. A representation relationship with Valery Real Estate begins only when a written agreement is signed, as required in Ontario.

Until then, information you send us is treated under the Privacy Policy, but it is not given the protection that attaches to a client relationship.

If you register, you are responsible for what happens under your account and for keeping your sign-in details to yourself. Tell us promptly if you think someone else has access to it.

We may suspend or close an account that breaches these terms, that is used for automated access, or that was registered with information we cannot verify.

We aim to keep this site available, but we do not guarantee it. It may be unavailable for maintenance, for a provider outage, or because the board data feed is interrupted. We may change or withdraw features at any time.

To the extent the law allows, this site and its content are provided as is, without warranty of any kind. We are not liable for indirect, incidental, or consequential loss arising from your use of this site, or from reliance on any information found on it.

Nothing in these terms limits any liability that cannot be limited by law, including liability arising from the professional obligations of a registered real estate professional.

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. Any dispute will be dealt with by the courts of Ontario.

We may update these terms. The date at the top of this page shows when they last changed, and continuing to use the site after a change means you accept the updated terms.
